Cancellation of Deeds of Trust

NC General Statute 45 mandates Mortgages and Deeds of Trust. There are various ways to cancel Deeds of Trust and they may be marked satisfied when the loan has been paid off. There is NO FEE for cancellations. The lending institution typically submits these documents. A self addressed and stamped envelope will insure prompt return of original documents.

Exhibition Cancellation

The original Deed of Trust and original Note marked Paid and Satisfied in Full may be mailed to the Register of Deeds office. The Satisfaction entry must include:

  1. Beneficiary's name;
  2. Officer's name and title if a company;
  3. Date the Deed of Trust was satisfied.

Satisfaction of Security Instruments (G.S. 45-36.10 45-36.11)

Satisfaction of a Deed of Trust or Mortgage may be recorded in our office by using a Satisfaction of Security Instrument. This form must be signed by the secured creditor and must be notarized.

Trustee’s Satisfaction (G.S. 45-36.20 and 45-36.21)
